Lender. User understands and agrees that the Lenders may maintain the information User submits to Sovereign Lending Group, Inc. whether User elects to use their services or not. In the event User no longer wants to receive communications from a Lender, User agrees to notify the Lender directly. User also gives Sovereign Lending Group, Inc. permission to send User periodic updates of current loan or related products which may be of interest to the User. Governing Law; Arbitration

This Agreement and User”s use of this Website shall be governed and construed according to the laws of the state where Sovereign Lending Group, Inc. operates from , without regard to choice of law principles. Any civil action, dispute, or proceeding, arising out of or relating to the Agreement and User”s use of this Website, except for an injunctive action regarding a breach or threatened breach of any provision of the Agreement by User which shall be brought in Sovereign Lending Group, Inc.‘s state of operation, shall be referred to final and binding arbitration before a single arbitrator under the commercial arbitration rules of the American Arbitration Association. User and Sovereign Lending Group, Inc. shall jointly select the arbitrator. If User and Sovereign Lending Group, Inc. are unable to find a mutually satisfactory arbitrator within 30 days after the notice of arbitration is given, then the American Arbitration Association shall select the arbitrator. Arbitration will commence only when the party requesting it has deposited $1,000 with the arbitrator for the arbitrator’s fees and costs. Until the prevailing party is determined or the parties have agreed in writing to an alternate allocation of fees and costs, the party who requested arbitration is responsible for paying all fees that the arbitrator may periodically require. The arbitrator’s final and binding conclusion may be entered in any court of competent jurisdiction.

Limitation on Claims

You agree that any claim or cause of action arising out of or related to the use of this Website or this Agreement must be filed within one year after such claim or cause of action arose, or it is forever barred and waived, regardless of any statute or law to the contrary.

Changes in Agreement

Severability

Entire Agreement

The Agreement sets forth the entire agreement between User and Sovereign Lending Group, Inc. regarding the subject matter of the Agreement, and supersedes any prior oral or written statements or agreements with respect to the same.

Loan Assumptions

First Mortgage
Disclosed rate assumes a $300,000 rate and term refinance loan on an owner-occupied single family residence, borrower is not self-employed and owns no other properties, minimum 740 FICO credit score, 60% loan to value with no subordinate debt. If these factors are not met, you may still qualify for a loan but higher rates may apply. Subject to underwriting approval. Not all applicants will qualify.

Rates, loan products & fees subject to change without notice. Your rate and term may vary. If you do not lock in a rate when you apply, your rate at closing may differ from the rate in effect when you applied. Subject to underwriting approval. Not all applicants will be approved. 'No Closing Costs' loans

Agency Conforming Fixed Rate Products
The Roll Down is our no closing cost loan. No Closing Cost Loans are not available in Washington. It is available on refinance transactions only. Sovereign Lending Group Incorporated will pay all of the Borrower's closing costs except: Prepaid interest, property taxes, state mortgage taxes, lender payoff fees and any type of insurance. Minimum loan amount in California is $200,000. Minimum loan amount in all other states is $250,000.

Home Mortgage Disclosure Act (HMDA)

The HMDA data about our residential mortgage lending are available for review. The data show geographic distribution of loans and applications; ethnicity, race, sex, and income of applicants and borrowers; and information about loan approvals and denials.
